Central City sales are steady, but more listings are giving buyers a bit more room
The one number that changes what sellers should do right now: inventory is up. The Real Estate Data Aggregator counted 204 homes for sale across Central City in the three months ending August 31, 2026. That is up 5.7% from a year before. More choices for buyers means pricing and prep matter more for sellers.
Sales held up. The Real Estate Data Aggregator counted 222 homes sold in Central City over the same period. That is up 0.5% from a year before. Buyers are still active, even with rates above 7%.
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is a real headwind. But Central City's pending sales still rose. The Real Estate Data Aggregator counted 253 pending sales, up 5.9% from a year before. Buyers are moving, just more carefully.
How each ZIP code looked
Not every ZIP moved the same way. Some were quick. Some were slow. The Real Estate Data Aggregator broke it down.
The fastest ZIP: 95819
The Real Estate Data Aggregator put the median days on market in 95819 at just 8 days. That is 14 days shorter than a year before. The sale-to-list ratio there was 101.2%, meaning sellers got a little more than they asked, on average. More than half of homes, 51.6%, sold above list price.
The slowest ZIP: 95814
ZIP 95814 told a different story. The Real Estate Data Aggregator counted a median of 88 days on market there. That is 46 days longer than a year before. The sale-to-list ratio was 96.7%, and 0% of homes sold above list price, down 10 points from last year. Seventeen homes sold, and 19 were for sale. Sellers there need sharp pricing.
What the rate picture means
Realtor.com reported rates topped 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.37% as of October 28, 2026. That raises monthly costs for buyers. It also means a home that looks overpriced gets passed over faster when buyers have more to choose from.
The Federal Housing Finance Agency reported that U.S. home prices rose 2.4% from August 2025 to August 2026. Month over month, they were up 0.3% in August, seasonally adjusted. Prices are still moving up nationally, just at a slower pace.
What this means for you
For sellers: more listings means buyers can compare. Price it right from day one. The data from 95819 and 95818 shows well-priced homes still move in days. The data from 95814 shows what happens when a home sits.
For buyers: the Real Estate Data Aggregator counted 293 new listings across Central City, up 8.1% from a year before. You have a bit more to look at. That does not mean every home is a deal, but you have a little more room to compare before deciding.
