I'd interacted with Justin by chance, during an open house on a property I had no part of, and was so impressed by his demeanor. I told him the general specifications that I wanted and that I was most worried about was whether I could compete for the best homes while writing a contingent sale offer. Justin heard me out and took action, immediately understood what I was after, and found a home that wasn't even on my radar (even by my selling agent at all). The thing that stood out was when Justin negotiated a $10,000 seller credit for electrical repairs and upgrades (which he also had a great recommendation for and I'm using). I couldn't recommend Justin Vierra to buy in Hollywood Park — or the greater Sacramento area more highly. Awesome human and made my stress and pressure of buying a house so much better! I'd use him again in a heartbeat.

We worked with Justin as first-time homebuyers, and from start to finish he was responsive, communicative, and thorough. In our first consultation, he spent almost an hour going over the entire homebuying process in detail. His knowledge of the market was really helpful in setting our expectations. He clearly has strong relationships with other realtors and had already worked with the seller's agent on several other transactions. That made negotiations a lot easier, and when we were waiting for the seller's responses, Justin was proactive about communicating what was going on, what he'd heard from the seller's agent, and what if anything was needed from us. He also referred us to several contractors (plumbers, roofers, electricians, etc) who have all been great. We would definitely recommend him, especially for other first time homebuyers looking in/around the grid in Sacramento.

BLUF: Justin knows his stuff. If/when we sell Justin will be the first person I contact to represent us again. We recently commissioned Justin as a buyer's agent. In my career I've lived in 9 states and purchased 12 homes, but Justin tops the list. He helped us find our home in the Crocker Village neighborhood of Sacramento and was also our agent when we sold it after 4 years. In both buying and selling he offered excellent insights into market trends and resale values, while also negotiating extra features in our contract with the builder of our new home (something not every realtor is skilled in). If you’re looking to sell your property in the Sacramento area (or beyond), you can’t do better than to hire Justin with the Vierra Group for the job. I owned a rental and decided I was done being a landlord when I reached out to Justin. My condo was in no state to put on the market after my renters moved out. After evaluating the property, Justin stepped me through my options and pricing expectations. He suggested that by making some improvements, I would realize more profit than without the improvements. A service Justin offers is to front the costs of improvements for which he is reimbursed upon closing. We agreed on a max budget and he got to work. He came up with a proposal to completely overhaul the kitchen from floor to ceiling, refinish and stain the wood floors throughout the condo, replace baseboards, repair termite damage (later discovered in the subfloor of the kitchen), upgrade bathroom and repaint entire condo. My jaw dropped because the budget he had to work with was not that much. What was really awesome (and I felt Justin went above and beyond as a realtor) was I didn’t have to lift a finger. Justin made the purchases and hired the contractors and coordinated EVERYTHING. He kept me updated and sent pics. When the condo went on the market, I got asking price within the first 2 weeks (while other properties similar to mine were having to reduce their prices after sitting on the market a bit). Justin was trustworthy, professional and terrific to work with. I will hire him again in a heartbeat!

I am reposting this review of Justin that I previously left several years ago. I again had the pleasure of working with Justin and his team on a home sale this fall. The process could not have been easier. Justin and his team took care of the presentation of the house and all of the paperwork in a very timely and seamless fashion. We identified a buyer within 4 days and closed in less than a month. I was very satisfied with the process and the professionalism with which it was handled from start to finish. In both buying and selling of our home, Justin has been an effective representative, a good listener, and a detailed manager of the process. I highly recommend him! Justin has been an exceptional realtor for our family and we have had the pleasure of working with him on a number of occasions over more than 5 years, so we feel we know him well. He helped us buy a house and then sell it several years later, both with ease. There's a lot of things we like about working with Justin--number 1) timely. Turnaround on calls, paperwork, answers to questions has been phenomenal. 2) He is accessible, including helping us to close on our house well after working hours when the seller had some last minute questions. 3) Highly knowledgable about the local market and can solve problems quickly--essentially knows everyone and is able to get repair and other work jobs done by competent people. 4) Perhaps the most important is that he is someone we felt we could trust to give us good advice, such as saying "I think we can do better," someone who would listen to what it is that we wanted rather than trying to push us in a direction, and someone who will go the extra mile. For example, even after we had left the city and moved out of state, he helped us to find good realtor contacts in the area we had moved to. I worked with Justin to sell my home in early 2022. The concierge service Justin offers is such a unique opportunity to really increase the value of your home before listing. Instead of stressing over all of the details of getting my home ready to sell, I handed control over to Justin and his team, and it was such a smooth process from there. Justin managed a "mini" kitchen remodel, exterior painting, and many finishing touches that I do believe significantly increased the value of my home. The ROI for the concierge service was probably in the range of 150% - 200%. I didn't even have to bother with making decisions along the way - Justin handled the process from start to finish through construction and even came in under budget at the end of the day. 10/10 would recommend!

Justin always goes above and beyond. He is very personable, available at all times and very responsive. We worked with Justin for 9 months on and off through a difficult period where all inventory had dried up and Justin stuck with us throughout the whole time. He gave up so much of his time for pre-viewing calls, viewings and post-viewing calls giving us a lot of advice on how to navigate the market which was so invaluable to us, especially since we were moving from far away. Our family had been searching for a home for three months, with 12 offers all rejected under other realtors. He was super patient with all the viewings we wanted to do, and all the things we were hoping to find in a home, even in a highly competitive market where it’s hard to be picky (yet we still were). When we finally found the home we wanted to make an offer on he did a ton of legwork speaking with the seller’s agent and getting a feel for what would make the most enticing offer, without us having to go absolutely crazy with it on our end. I originally reached out to Justin in 2016 to sell my home in the Ironworks development. After seeing his signs all over the neighborhood when folks sold I figured he would be the guy for the job and after meeting him I was positive he was the guy for the job! After signing the company I worked for at the time wasn’t on solid ground so I held off on the sale of my home and never once felt pressure from Justin to go forward if I wasn’t comfortable. Fast forward to Spring of 18 when a position opened up at my new company in Portland. I once again called Justin and couldn’t have been happier with the experience him and his team provided. I was in a time crunch as I had a contingent offer on a home in Oregon. With Justin being in the business for quite awhile he has many resources and I was able to have painters and carpet people in my home the same week I called. The following week we were on the market. I had an offer within days of the open house but Justin and his team did not stop there. I was also presented with a backup offer and had another interested party just in case. Justin and his team were extremely professional, organized, and knowledgeable. I knew at all times what stage of closing my home was in from Justin’s weekly videos or Britany’s e-mails. The team made this transition super easy with Britany scanning documents and getting them to the appropriate parties and Justin even calling my home builder in Oregon so they knew where we were at in the process of selling my home. Justin is the sole reason that our first home-buying experience was an absolute success, rather than the nightmare we were anticipating. Our initial expectations for the homes we wanted to find were incredibly naive. Justin was very attentive and patient, taking the time to walk us through the entire buying process in order establish more realistic goals. After running into a financial corner, selling my house became an attractive option. Justin has an established presence in our community so I called and explained my situation. Part of my situation involved a tenant who hadn't paid rent for over 6 months and a title lien from back taxes i owed and a possibly foreclosure. I posed some difficult questions about the housing market/economy and he had well-thought answers to my hardest questions; his opinions were well honest and subjective. I have a minor degree in quantitative economics and Justin demonstrated consummate knowledge of real estate all the associated economic and financial factors. Most importantly, he was not pushy and demonstrated that he was not just in it for his personal gains. His process was efficient and he handled my difficult situation nicely... which was incredibly valuable at a time when I was running out of solutions. I had a few realtor's before I met Justin which did not pan out. Justin took the time to understand exactly what I was looking for in a house. What can I say about Justin, He’s very passionate and serious about his profession. When first meeting him as a potential client I could see that he was very professional and organized bout the process of selling and buying a home. He was even willing to give me advice before choosing him as my realtor. But what I can say about choosing him as a realtor is that his suggestions towards staging my house, and accommodating or working with a staging budget was incredible. I would classify myself as your average DIY type homeowner and I knew I would have to pay for some projects to be done professionally, but it was all kept within the budget and as a result of the work I received an offer after the first showing. After the open house he was very professional and respectful about my desire to try to reach my full list price and after some back and forth negotiations with the potential buyers we were able to agree to $2000 below list price. Throughout the process there was some frustration with the VA loan process and the buyers’ punctuality, but Justin kept me level-headed and maintained control of the process. Once we began looking at potential properties for me to purchase he was happy to provide a thorough understanding of the market in that area and recommendations based on factors only someone living and selling in the nearby community would know. He was very patient with me in seeing as many of the listings that I wanted to view, and when at last I finally found a property I wanted to purchase (which I viewed alone at the open house), he made time to view it himself to evaluate the value of the home. There was a lot of patience required during both the selling and buying process of my homes, and Justin provided me with a lot of experience and clarification throughout. I was able to purchase my new home more than $6000 below their asking price, even though the sellers’ agent threatened to back out at every turn. But once we cleared the stipulations I think everyone was satisfied, and I couldn’t be happier with the house. I have to say that during my first real estate transaction I felt pressured at many points and somewhat powerless during the process, and my experience with Justin has been the exact opposite. If you’re looking to embark in buying or selling in the real estate world, you would be wise to have Justin by your side.
