One part of Central City is moving much faster than the rest

Real estate, Central City

Mortgage rates topped 7% for the first time since January 2025, Realtor.com reported on September 30, 2026. That matters because it puts more pressure on sellers to price right. In Central City, the difference between the fastest and slowest ZIP code is striking.

These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 222 homes sold across Central City in that period. That is up just 0.5% from the same months of 2025. So the market overall barely moved. But inside that number, one ZIP code is in a very different place.

ZIP 95819 is the fastest part of Central City

The Real Estate Data Aggregator recorded a median of 8 days on market in ZIP 95819. That is 14 days shorter than a year ago. Nearly two in three homes there went under contract within two weeks of listing. More than half sold above asking price. Those are not small differences from the rest of Central City.

Rates above 7% make the gap between ZIPs matter more

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC reported on October 14, 2026 that the average contract rate on a 30-year fixed mortgage with a conforming loan balance hit 7.50%. Fannie Mae, as reported by CNBC, forecasts that rate staying at 7.4% for the fourth quarter of 2026 and at 7.5% for all of 2027.

CNBC also reported that total mortgage application volume dropped 2.7% last week. Zillow found pending home sales down 8.5% year over year in September, per CNBC. Buyers are feeling the cost. That makes pricing and preparation even more important for sellers in slower ZIPs.

Even so, the Real Estate Data Aggregator counted 253 pending sales across all of Central City. That is up 5.9% from a year before. Buyers are still out there. They are just more selective about where and what they buy.

What this means if you own in Central City

If you own in ZIP 95819, demand is clearly stronger than in the rest of Central City. Pricing and preparation still matter, but you have more buyers working in your favor. If you own in 95814 or 95811, the picture is different. More supply, slower sales and, in 95811, a price decline of 22.5% year over year. That does not mean a home there cannot sell well. It means the price and condition have to be right.

In short
  1. ZIP 95819 moved in a median 8 days with 64.2% under contract in two weeks and 51.6% above list, all per the Real Estate Data Aggregator.
