One part of Central City is moving much faster than the rest
The number that changes your strategy is 1.3. That is how many months of supply the Real Estate Data Aggregator counted in ZIP 95819 for the three months ending August 31, 2026. Every other ZIP in Central City sits between 2.5 and 6.8 months. That gap is not small.
Low supply alone does not tell the whole story. Speed does. The Real Estate Data Aggregator found a median of 8 days on market in 95819. That is the fastest of any ZIP in Central City. Homes there are not sitting.
Here is the third piece: 64.2% of homes in 95819 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is up 24.6 points from the same period a year before. No other ZIP in Central City is close to that share.
What this means if you own in 95819
The Real Estate Data Aggregator counted 51.6% of homes in 95819 selling above list price. That is up 13.8 points from a year ago. The average sale price came in at 101.2% of list. Sellers there are getting more than they asked, more often.
What this means if you own elsewhere in Central City
Not every part of Central City reads the same. ZIP 95811 had 6.8 months of supply and a median of 25 days on market. The Real Estate Data Aggregator also showed the median sale price in 95811 down 22.5% from a year before. That is a different conversation than 95819.
ZIP 95814 sat at 88 median days on market, 46 days longer than a year before. No homes there sold above list price in this period, down 10 points from a year ago. Pricing and timing matter more when supply is higher.
The wider picture
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Central City as a whole is not far from that pace in many ZIPs. But 95819 is running well ahead of the national trend.
Mortgage rates are a real factor right now. Realtor.com reported rates topped 7% for the first time since January 2025. CNBC reported the average contract rate for a 30-year fixed mortgage came in at 7.41%. That affects what buyers can offer, in every ZIP.
The Real Estate Data Aggregator counted 222 homes sold across all of Central City in the three months ending August 31, 2026. New listings across the market rose 8.1% from a year before. More supply is coming, but it is not landing evenly.
- 95819 has 1.3 months of supply, 8 median days on market, and 64.2% of homes under contract within two weeks.
- That is the tightest part of Central City by a wide margin.
- Other ZIPs, especially 95811 and 95814, are moving more slowly and carry more supply.
- One street can read very differently from the ZIP code around it.
