Secondary Markets sales rose while listings barely moved

By Justin Vierra
Real estate, Secondary Markets

Zillow reported that newly pending sales fell 8.5% year over year nationally. Here, the Real Estate Data Aggregator counted pending sales up 6.3% across Secondary Markets in the same period. That gap is the one fact that most changes what a homeowner should know right now: demand did not disappear locally the way it did in the national headlines.

The Real Estate Data Aggregator counted 274 homes sold across ZIPs 95822, 95831 and 95864 in the three months ending August 31, 2026. That is up 18.6% from the same months of 2025. Nationally, Zillow put newly pending sales down 8.5% over the same stretch. The local and national stories are pointing in opposite directions.

Sales climbed. Listings barely moved.

The Real Estate Data Aggregator counted 280 new listings across Secondary Markets in the three months ending August 31, 2026. That is up only 1.8% from a year before. Sales rose nearly ten times faster than new supply. That is what keeps this market tight.

ZIP 95822: steady price, faster pace

The Real Estate Data Aggregator put the median sale price in 95822 at $450,000, unchanged from a year before. That is the honest admission: prices did not climb here. But 97 homes sold, up 19.8% from 2025. Homes spent a median of 16 days on market, 3 days shorter than a year ago. Nearly half of homes, 46.8%, went under contract within two weeks of listing, up 6.8 points from 2025. Supply sat at 1.5 months.

ZIP 95831: the fastest ZIP in this group

The Real Estate Data Aggregator counted 98 homes sold in 95831 in the three months ending August 31, 2026. That is up 34.2% from 2025. The median sale price dipped a little, down 0.4% to $662,500. Homes spent a median of only 12 days on market, 6 days shorter than a year ago. The average sale came in at 101.8% of list price, up 1.5 points. More than half of homes, 55.8%, went under contract within two weeks. Pending sales rose 17.8%.

ZIP 95864: prices up, but pace slowed

The Real Estate Data Aggregator put the median sale price in 95864 at $950,000, up 9.8% from 2025. That is the strongest price gain of the three ZIPs. Not every sign pointed the same way, though. Median days on market rose to 30 days, 10 days longer than a year ago. Pending sales fell 7.4%. The share of homes that sold above list dropped 1.9 points to 24.1%. New listings fell 19.1%, so fewer homes came to market even as the pace slowed.

What the national picture adds

Realtor.com reported mortgage rates topped 7% in September 2026, the first time since January 2025. Rates surged nearly 40 basis points that month. That kind of move slows buyers nationally. Yet the Real Estate Data Aggregator shows Secondary Markets sales still rose 18.6% in the three months ending August 31, 2026. Local demand held up even as borrowing costs climbed.

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. CNBC reported the average contract rate for 30-year fixed mortgages sat at 7.37% as of late October 2026. CNBC also reported mortgage purchase applications rose 4% for the week, a small sign that some buyers are still moving.

Realtor.com reported that 20.8% of listings nationally took price cuts in September 2026, the highest share since October 2022. That is a real shift in many markets. In Secondary Markets, the Real Estate Data Aggregator shows sale-to-list ratios held firm or rose in two of the three ZIPs. Not every market is the same.

In short
  1. Secondary Markets sold 274 homes in the three months ending August 31, 2026, up 18.6% from 2025. Pending sales rose 6.3% while new listings grew only 1.8%.
  2. Nationally, Zillow counted pending sales down 8.5%.
  3. The local story and the national story are not the same story right now.
