West Sacramento buyers closed more deals with fewer homes to choose from
The one fact that changes what you should do: more homes sold here, even as fewer were available. That tells you good homes in West Sacramento still found buyers. These numbers cover the three months ending August 31, 2026.
The Real Estate Data Aggregator counted 91 homes sold in ZIP 95691 in the three months ending August 31, 2026. That is up 33.8% from the same months a year before. At the same time, Zillow reported newly pending sales fell 8.5% year over year nationally in September. West Sacramento moved in the opposite direction.
Fewer choices, but buyers kept showing up
The Real Estate Data Aggregator counted only 72 homes for sale in ZIP 95691. That is down 6.5% from a year before. New listings fell 13.5% to 96. Months of supply dropped to 2.4, down 1.1 months from last year. Fewer homes came to market. Buyers still competed for what was there.
Homes moved faster, prices dipped a little
The Real Estate Data Aggregator put the median sale price in ZIP 95691 at $555,000. That is down 5.9% from a year before, a small dip worth knowing. Homes sold in a median of 26 days, which is 7 days shorter than last year. Sellers got 98.7% of their list price on average, down just 0.2 points. Prices softened a touch, but homes did not sit.
For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. West Sacramento's 5.9% price dip runs against that national gain. That is a real difference worth watching.
Competition is still real for well-priced homes
The Real Estate Data Aggregator found that 28.6% of homes in ZIP 95691 sold above list price. That share is up 2.1 points from a year before. Nearly 3 in 10 homes drew offers over asking. Not every home did, but the ones priced well still sparked real competition.
The Real Estate Data Aggregator also found that 41% of homes went under contract within two weeks of listing. That share is down 5.8 points from a year before. Homes are not flying off the shelf quite as fast as last year, but four in ten still moved within two weeks.
Pending sales point the same way
The Real Estate Data Aggregator counted 83 pending sales in ZIP 95691, up 5.1% from a year before. Zillow reported a national drop of 8.5% in newly pending sales in September. Local demand held up where national demand did not.
What this means for you
If you own a home in West Sacramento, the local picture is calmer than national headlines suggest. Sales rose, days on market fell, and nearly 3 in 10 homes sold above asking. Prices did dip 5.9%, so pricing still matters. Not every home sold fast, and not every home got over-asking offers.
One more note: Realtor.com put the Sacramento-Roseville-Folsom median asking rent at $1,816 in September 2026. That is above the U.S. median of $1,694 for the same period. Owning here still competes with renting for many households.
- West Sacramento closed 91 homes in the three months ending August 31, 2026, up 33.8%.
- Inventory shrank, days on market fell to 26, and 28.6% of homes sold above list.
- The median price dipped 5.9% to $555,000. Local demand beat the national trend, but pricing still shapes the outcome.
