West Sacramento moved faster even with a small price dip
Here is the number that changes what you should do: the Real Estate Data Aggregator counted 91 homes sold in ZIP 95691 in the three months ending August 31, 2026, up 33.8% from the same months in 2025. More homes sold even as the median price dipped. That means demand is real, but buyers are watching price closely.
The Real Estate Data Aggregator put the median sale price at $555,000, down 5.9% from a year before. Redfin reported Sacramento home prices rose 1.8% year over year as of October 20, 2026. West Sacramento moved in the opposite direction. Prices dipped, but buyers still showed up.
Homes moved faster
The Real Estate Data Aggregator found the median days on market was 26 days, which is 7 days shorter than a year ago. Nearly 41 in 100 homes went under contract within two weeks of listing, the Real Estate Data Aggregator reported. Speed was up even as prices cooled. That tells you prep and pricing still move homes.
Supply stayed tight
The Real Estate Data Aggregator counted 72 homes for sale in the period, down 6.5% from a year before. New listings fell 13.5% to 96. Months of supply came in at 2.4 months, down 1.1 months from a year ago. Less inventory with more buyers is what pushed sales up even as prices slipped.
How close to list did homes sell
The Real Estate Data Aggregator put the average sale-to-list ratio at 98.7%, down just 0.2 points from a year ago. That is still very close to full price. About 28.6% of homes sold above list, up 2.1 points from a year before. Sellers who priced well still got strong offers.
What the wider picture shows
Redfin reported U.S. home prices rose 3.8% year over year in September 2026. West Sacramento's 5.9% dip runs against that trend. CNBC reported the average 30-year fixed mortgage rate fell to 7.41% as of October 21, 2026. Lower rates can bring more buyers, which may support prices going forward.
