West Sacramento sales rose even with fewer homes for sale
The one fact that changes what a homeowner should know right now: sales went up while inventory went down. The Real Estate Data Aggregator counted 91 homes sold in ZIP 95691 in the three months ending August 31, 2026. That is up 33.8% from the same months in 2025. At the same time, homes for sale fell 6.5% to just 72. More buyers, fewer choices. That matters for anyone thinking about listing.
Prices dipped a little. The Real Estate Data Aggregator put the median sale price in ZIP 95691 at $555,000 for those three months. That is down 5.9% from a year before. So buyers got slightly more for their money, even as competition picked up.
Homes moved faster
The Real Estate Data Aggregator shows the median days on market was 26 days. That is 7 days shorter than the same period in 2025. Not every home sold fast, but the typical one moved quicker than it did a year ago.
The Real Estate Data Aggregator also found that 41% of homes went under contract within two weeks of listing. That share is down 5.8 points from a year before, so not quite as many homes flew off the shelf instantly. Still, nearly 3 in 10 homes, 28.6%, sold above list price, up 2.1 points from last year.
Supply kept shrinking
The Real Estate Data Aggregator counted only 96 new listings in ZIP 95691 during those three months. That is down 13.5% from a year before. Months of supply dropped to 2.4, down 1.1 months from last year. Less supply coming in means buyers have fewer options to choose from.
Pending sales tell a similar story. The Real Estate Data Aggregator counted 83 pending sales, up 5.1% from a year ago. Buyers kept writing offers even as the pool of available homes shrank.
What is happening with rents and rates nearby
Renting is not cheap here either. Realtor.com reported the Sacramento area median asking rent at $1,816 in September 2026. That is above the national figure of $1,694 for the 50 largest metros, also from Realtor.com.
Mortgage rates are a real factor for buyers right now. CNBC reported that Fannie Mae forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026. Fannie Mae also forecast 7.5% throughout 2027, according to CNBC. Higher rates slow some buyers down, but West Sacramento still saw more closings than a year ago.
